Zoning Board of Appeals Meeting Minutes of July 10, 2007

PRESENT:     Thomas McGrath, Sherrill Rosoff, Annette McLean, Mark Walsh; and Cheryl Lutcza (ZBA Assistant). 

7:00 P.M. Chairman convenes the hearing.  First agenda item is a continuation of a hearing previously held on June 26, 2007, regarding an application submitted by

Greta L. Donahue, requesting a Zoning Board of Appeals SPECIAL PERMIT, under Section 3400 of the Town of Pepperell Zoning By-Law, which if granted, would allow an accessory apartment in the existing structure, for the property located at 43 Park Street, Pepperell, MA, as shown on Assessor's Map 14 as Parcel 125. 

• Clerk reads legal notice into the record.

Applicant, Greta Donahue, is present and addressed the Board as follows:

• Applicant stated that on June 27, 2007, she confirmed with the Assessor’s Office that she had requested to have her property converted to a one-family status for tax purposes in the early 1990’s.  Applicant also submitted a copy of the property card, which shows the property as having a single-family code of “101.”

• Applicant presented a color-coded sketch showing locations of windows, closets and a second egress for the accessory apartment.

• Applicant stated that she met with the Building Inspector regarding egress issues. 

Chairman inquired if anyone in attendance would like to speak in favor of, or opposition to, the application.  No abutters were present either in support or opposition to the application.

Sherrill Rosoff motioned to close the record.  Mark Walsh seconds.  All in favor.

Sherrill Rosoff motioned to grant the relief requested, a Special Permit to allow an accessory apartment.  Mark Walsh, seconds.  All in favor.

Old and New Business:

Sherrill Rosoff motioned to approve ZBA Meeting Minutes of May 22, 2007.  Mark Walsh seconds.  All concur.

Sherrill Rosoff motioned to approve ZBA Meeting Minutes of June 26, 2007.  Mark Walsh seconds.  All concur.

Sherrill Rosoff motioned to adjourn the meeting.  Mark Walsh seconds.  All concur.

Meeting Adjourned at 7:45P.M.
